$60M housing project approved at Rollandia golf course site


An “upscale” apartment complex will be built at the Rollandia golf course property.

Sugarcreek Twp. Zoning Commission approved the multi-family portion of a $60 million residential project earlier this month. Rollandia Greene, the apartment complex, will be built on 23 of the nearly 50 acres on what is now the Rollandia Golf Center. The address is 4990 Wilmington Pike.

The zoning commission gave preliminary development plan approval, and now it goes before the township board of trustees for approval in November. Construction is expected to begin in the second quarter of 2018 — and is expected to be completed in 2019.

Guttman Properties, a real estate development company in Cincinnati, is building the apartment complex, single-family houses and a senior community development on the Rollandia property.

“Sugarcreek Township is ideally situated in the region for this luxury multi-family community in one of the best school districts in the Dayton area,” said Ian Guttman, CEO of Guttman Properties. “Our new residents will enjoy terrific access to services, including Kroger, Costco, several restaurants and the Miami Valley Hospital, all along a main thoroughfare with quick and easy access to I-675.”

Rollandia Golf Center, which opened in 1961, has been rumored for years as a prime property for development because of its proximity to Cornerstone. The Magic Castle fun center, located next to the golf course, will remain open. Zachary and Angela Fink, who ahve been leasing the Rollandia Golf Center, have the rights to continue operating the fun center.
