Work has started at Fourth Street and Patterson Boulevard, a stone’s throw from what will be the new Dayton Metro Library main branch.
The City View units — divided into two buildings — will be around 2,100 square feet each, with rooftop spaces.
“They will be a contemporary design,” Simms said. “It’s a traditional-style townhome in that sense, but the exteriors will be very contemporary.”
“These are going to have brick, but they’re going to have vertical siding and more contemporary lines, you could say,” he added.
Pricing has not been released yet, and won’t be until probably the end of this year, Simms said. But already seven homes have been reserved, he said. And he expects the units will be ready for residents to begin moving in next spring and summer.
Simms, of course, is well known locally for creating downtown Dayton living spaces. His Monument Walk has seen two of four townhomes sold, and a model there will be opening in January.
And his Brownstones at 2nd development, near the Second Street Market, is sold out, he announced. Simms said his company has sold 24 townhomes there in nine months.
“Another huge success,” Simms said.
Four units at the Brownstones at 2nd development sold just last week after the general election, he said.
Simms first announced plans for City View last July after closing on the parcel just north of the former Hauer Music building, today housing a library operations center.
