6 Beavercreek senior living projects: $100M developments, 100 new jobs

The demand for senior living facilities is rising as Baby Boomers reach retirement age, and developers are busy with related projects in the city of Beavercreek.

Six separate senior living and retirement communities have invested or plan to invest more than a total of $100 million on new developments and expansions in the city, according to Beavercreek City Planner Randy Burkett.

“What these projects do is offer more opportunities for our aging population to stay within the city … and to do so with more choices that best fit their lifestyles and budgets,” Burkett said. “The City has (been) and will continue to be a community full of housing choices for all spectrums of ages and socioeconomic classes.”

United Church Homes owns and operates Trinity Community, 3218 Indian Ripple Road, and is planning an $18 million expansion on the property.

Confluent Development and Harbor Retirement Associates have teamed up to build a 122,000-square-foot assisted-living and memory-care community at 4175 Indian Ripple Road.

JEA Senior Living has cleared the planning commission's approval for a one-story, 66-bed Alzheimer's facility on the northeast corner of Hibiscus Way and Park Overlook Drive.

Clover Senior Apartments, is seeking permits to build on 13 acres behind Target on North Fairfield Road. The 120,000 square-foot apartment building will house 100 units for people ages 55 and over.

Three years of renovations recently finished at the Village at the Greene, 4381 Tonawanda Trail. Located across from The Greene Towne Center, the $15 million project involved demolishing 34,000 square feet and constructing 70,000 square feet.

Traditions of Beavercreek, 800 Grayson Lane, a $16 million senior living center, opened in 2016 with more than 100 units dedicated to assisted-living, memory-care, and independent-living.

With new developments come jobs. These six projects are estimated to bring in more than 100 new jobs to the city of Beavercreek, according to Burkett.

Based on the 2015 U.S. Census, there are 46,000 residents in the city of Beavercreek, 16.4 percent of those being 65 or older, which is up from about 12 percent in 2000.

Burkett said developers first came knocking on the city’s door in 2013, when Crestview Manor proposed the major renovations at what is now called Village at the Greene. Traditions of Beavercreek came knocking the following year with their plans.

Construction has started on HarborChase of Beavercreek, at 4175 Indian Ripple Road. The owner and co-developer Confluent Development has not disclosed its investment to build the 122,000 square-foot retirement community, which will feature 64 assisted-living and 46 memory-care apartments.

What makes Beavercreek so attractive? City officials point to the Mall at Fairfield Commons and The Greene Towne Center, the many choices of restaurants, community events and the Beavercreek Senior Center on Dayton-Xenia Road.

“Those amenities, coupled with the ease of access to the city for citizens and visitors make this an attractive community,” Burkett said.
