FedEx center near Austin interchange estimated to cost $18.5M

FedEx plans call for a distribution center estimated to cost $18.5 million with a capacity to hold more than 550 people.

The FedEx Ground - South Dayton Facility proposed on 32 acres near Interstate 75 in the Austin Center district of Miami Twp. is expected to be 249,506 square feet with a maximum occupancy of 568, according to documents filed this week with Montgomery County.

Township records show the center could employ "at least 195 people at its largest shift." But county records do not appear to address how many jobs would be coming to the facility at 8650 Byers Road, just southwest of the interchange of I-75 and I-675.

The county is more interested in “occupancy load….for safety reasons,” said Maury Wyckoff, its chief building official.

Officials for FedEx Ground and Scannell Properties, the Indianapolis-based developer of the site, declined comment Thursday.

A Scannell official on Wednesday said an announcement may come in a few weeks, roughly the same time Wyckoff said it commonly takes to process the building permit application. FedEx Ground Spokeswoman Meredith Heighington Miller said the company is in its “quiet period” before quarterly earnings come out later this month and “declined to elaborate.”

The permit application lists FedEx Ground as the project name and Scannell as property owner, although other documents filed Wednesday with the county show the land being owned by Mehland Developers LLC and RLG Austin West LTD c/o RG Properties.

RG Properties is the developer of Austin Landing, the 140-plus acre mixed use complex on the northeast corner of the Austin Boulevard interchange at I-75.

The FedEx Ground plan calls for 845 parking spaces. Those numbers show 474 spaces for automobiles, 131 for long trailers, 125 for “HD vans” and 94 for 28-foot trailers, according to county documents.

More than 50 docking bays are planned for the south and east sides, records indicate. The majority appear to be on the east side, which faces I-75.

Sound walls are proposed on the property’s north, east and northwest sides, with a bike path on the north end, plans indicate.

The main entrance for the center would be at the Byers/Belvo Road intersection with the south border of the property near the Benner Road intersection.

FedEx has a shipping center down the road on Corporate Place in Miamisburg.
