Hotel proposal signals strong growth at Austin Landing

$12 million project would offer extended-stay option.

Plans for a second hotel at Austin Landing are helping signal continued strong development at the 142-acre complex that witnessed millions in construction and more than new 200 jobs last year.

Should it go forward, the Extended Stay Residence Inn, budgeted to cost about $12 million, would join two other multimillion projects being constructed this year at the mixed-use development near the Austin interchange of Interstate 75 in Miami Twp.

The hotel is being proposed by the same operator of the Hilton Garden Inn, but it would have a different clientele, said Doug Steinke, president of S & S Management and Hospitality.

The need for an extended stay facility is being fueled by a void in such accommodations and a strong nearby job market, he said.

“There’s an obvious need for an extended stay hotel in the south Dayton area,” Steinke said. “There hasn’t been an extended stay product brought to that area for a long time.”

The Residence Inn will have 100 rooms and could increase to 125, according to RG Properties, developers of Austin Landing.

The inn, planned for 2.2 acres just northwest of Kohl’s, is expected to provide 20 to 30 jobs and would cater to out-of-town professionals such as those who work at businesses along Ohio 741’s southern corridor, Steinke said.

LexisNexis, PNC Bank Mortgage, MetLife, Teradata and NewPage Corp. – companies that supply more than 6,000 jobs, according to Miami Twp.’s website – are all within a few miles.

Plans for the Residence Inn are expected to be presented to Miami Twp. in April or May, Steinke said. If approved, he said, the project should break ground in June or July with a targeted 12-month construction phase.

Austin Landing is coming off a busy construction year in which several businesses – including Field & Stream, Firebirds Wood-Fired Grill, Another Broken Egg Café and Dewey’s Pizza – opened in or near the complex’s village, bringing more than 200 new jobs.

“We had quite a bit of development this (past) year with Field & Stream coming online, a number of the restaurants coming online,” said Miami Twp. Planning and Zoning Director Chris Snyder. “So we’ve definitely seen the village take shape – the retail component that the general public is certainly interested in.”

More of the same is expected this year.

Aside from the hotel plans, construction on the Flats at Austin Landing is expected to start, while work on Progress Park Tower is expected to wrap up. Three companies already under contract for the tower will bring nearly 200 jobs combined, said Jeff Stickel, developer for RG Properties.

The Flats at Austin Landing is a $35 million project to put a 274-unit upscale apartment complex on 4.33 acres just south of the Hilton.

The tower is a five-story office/retail building that RG Properties officials expect to cost about $15 million. Consisting of 90,000 square feet of office space and 45,000 square feet of retail space, the targeted completion date is Sept. 1, Stickel said.

UBS, Brady Ware & Co. and The Booksellers are under contract, and they will occupy a combined 55,000 to 60,000 square feet, Stickel said.
