Housing development in Huber to add another phase

The Lexington Place housing development in Huber Heights could break ground on its sixth phase as early as winter.

The project would add 13 houses on 10.3 acres of land to a development that already has approximately 150 houses, builder David Emonin said.

The city’s planning commission approved the final plat for the sixth phase at its Aug. 27 meeting.

“It’s been a quality development for the city,” said Scott Falkowski, Huber Heights assistant city manager. “It’s good to see that they’re continuing to build houses and moving forward. It’s a good sign that the market is turning.”

Lexington Place is one of several housing developments in Huber Heights that have lots remaining, joining Carriage Trails, The Oaks and Callamere Farms, Falkowski said.

Emonin, the developer of Lexington Developers, Inc., said the new homes will be about 2,500 square feet, cost anywhere between $180,000 and $240,000, and be either one- or two-story homes.

“It depends on the house and what people want,” Emonin said. “People are more and more conscious today of what they’re looking for in square footage and price.”

Lexington Place began development in 2000, and the fifth phase had 28 homes, Emonin said. The development could feature as many as 10 phases and there is land for another 110 homes, he said.

There is the option of combining phases together or adding to an already-existing section, Emonin said. The development is south of Chambersburg Road, between Rip Rap Road and Old Troy Pike.

“The city of Huber is a growing area,” Emonin said. “The location is great because you’ve got (interstates) 70 and 75 within a couple miles of each other. It’s easy access in and out of here.”
