Senior residential facility proposed for Washington Twp.

A 172-unit, mixed-use residential facility could be coming to Washington Twp.

CA Ventures, a development company based in Chicago is looking to turn about eight acres of land at 10653 Yankee Street into a 176,000-square-foot assisted living, memory care and independent living facility, according to Washington Twp. Zoning Manager Ryan Lee.

“They’re working very diligently to get this kick-started this year,” Lee said.

The development is very early in the planning process, as the proposed developer has yet to submit any formal zoning requests to the township, Lee said. Requests for a zoning change of the land is expected within the coming weeks, he said.

“I wouldn’t see them necessarily breaking ground this year, but for all intents and purposes I see them getting the ball rolling with rezoning,” said Lee.

According to preliminary design plans presented to the zoning commission, the facility would have amenities like a private salon and spa, a movie theater, golf simulator and a fitness/physical therapy room.

The facility would also house 60 assisted living units, 88 independent living units and 24 studio-style memory care units.

Plans also say the facility will create approximately 85 new jobs, including 65 full-time employees along with “hundreds of construction jobs” during a 14-month construction period.

Mike Martin, former president of the Dayton Area Board of Realtors, likes that developers are building more housing options suitable for seniors.

“People in their 60s…70s…80s aren’t interested in parking their cars and walking up three floors to where they sleep,” Martin said. “That gets old in a hurry.”

Martin said he hopes more mixed-use residential facilities in suburban areas like Washington Twp. and Centerville will lead to similar developments in urban areas like downtown Dayton.

“People will gravitate to wherever those spots are, where they can live wherever they want to live. We can stand to have more of that in the center city,” he said.

A facility in Washington Twp. would make the second facility of it’s kind for CA Ventures in Ohio. Deerfield Twp., near Mason, has a 101-bed assisted living & memory care facility.

The planned facility would be one of many new or proposed residential facilities or developments in the Centerville-Washington Twp. area.

The developer did not immediately return calls requesting comment for this story.

1. The Allure

Allure is a $25 million multi-family project at the site of the demolished Showcase Cinemas Theater in Centerville. The project, which proposes over 300 one- and two-bedroom units, will also provide an easement to Cross Pointe Shopping Center. Project construction is scheduled to begin construction this summer, according to the developer.

2. Randall Residence of Centerville

This 171,021-square-foot development will offer 84 quadplex condo style apartments, 60 independent living apartments, 58 assisted living apartments, and 48 memory support apartments.

Christopher Randall, CEO of Randall Residence, has nearly $32 million invested in the project located at the intersection of Sheehan and West Social Row roads at the former site of the Rabold Farm. Construction is scheduled to begin by the fall and some cottages could be available as early as this year.

3. Hawthorn Gates

Redwood Acquisitions, based in Beachwood, Ohio, has started groundwork for an $11 million luxury apartment complex at the corner of Social Row Road and Dayton-Lebanon Pike in Washington Twp.

The development calls for over 100 one-story units with attached garages on a 60-acre plot of mixed-use land.

4. Wynstone

Construction is underway at Wynstone, a 96-home development located on 63 acres off Clyo Road, near Rooks Road and southeast of the Trails of Saddlecreek subdivision. Homes average about 2,000-square feet and exteriors are primarily stone and brick, with no vinyl. Prices start at $300,000, with an average price of $400,000

5. Unnamed at Cornerstone

Developers at Cornerstone of Centerville are planning a $30 million luxury apartment complex at the development, which is supposed to be included in the later parts of the multi-phase development, according to plans submitted to to the city.
