Austin Landing not among top 4 Miami Twp. 2016 construction projects

Construction in 2016 topped $30 million for the fourth time in six years in Miami Township, led by the sprawling FedEx Ground site.

Building permit values last year totaled about $33 million, slightly more than a third of the $91 million in 2015, when several Austin Landing projects – some still under construction – were issued permits, said Miami Twp. Community Development Director Chris Snyder.

“It was certainly positive,” he said of last year’s figures. “We had other projects that were obviously coming on line. It was certainly what we anticipated in terms of the level of development.”

The top four projects as reflected on the 183 building permits issued by Miami Twp. last year, records show, include:

-FedEx Ground, a $20 million, 249,506 square foot facility being built on 32 acres on Byers Road just west of the Interstate 75/I-675 interchange.

-Southbrook Christian Church, a $5.5 million addition of about 10,000 square feet at its Washington Church Road campus.

-Verizon Wireless, a $1.2 million 5,000 square foot site off on Miamisburg-Centerville Road across from the Dayton Mall.

-A city of Dayton hangar, a $1 million, 19,000 square foot facility planned for Dayton-Wright Brothers Airport.

Those four projects reflect investment on both sides of I-75 as well as north of Ohio 725 and south of Austin Boulevard, three boundaries of the Ohio 741 corridor of the township that has seen the largest portion of development in recent years.

A spokesman for FedEx Ground said Tuesday the company is targeting a July 2017 opening for the Byers Road site, but will not know how many employees it will need until this spring, when it begins the hiring process.

While not in the township’s top four with any single building permit, two restaurant/bars at Austin Landing – Bar Louie and Bar 145 - did combine for nearly $1.2 million in investment in 2016, Snyder said. The side-by-side sites just north of Field & Stream occupy about 12,000 square feet of space combined and both opened last year.

The township is anticipating a few more retail sites or restaurants materializing at Austin Landing this year, Snyder said.

“We’ve got a number of projects that are out there for 2017 that we certainly anticipate still working on,” he said. “But obviously we anticipated things were going to slow down a little big in terms of the permit activity as Austin Landing has been largely developed at this point on (the north) side.

Snyder added, “I don’t think most communities would be sad at all to have $33 million worth of development activity.”
