George Oberer said his development company called for Tuesday night's informal meeting with Sugarcreek Twp. residents about plans for a subdivision to dispel "misinformation" about the project before it is taken through the zoning process.

The meeting gave residents the opportunity to ask questions in an informal setting, said Oberer, CEO and managing partner, Oberer Land Developers, LTD.

"It eliminates a lot of early confusion, a lot of anxiety," he said.

He said the misinformation he sought to correct Tuesday night at All Saints Church, 2755 Wilmington-Dayton Road -- some of which he said has made its way to social media -- pertained to the price range of the homes, issues about traffic safety and traffic speed.

Oberer said his company has been working on the traffic issue with Greene County Regional Planning, and one of the new nuggets of information shared was to show concerned residents the plan to improve traffic flow involving the two S-curves at the north end of the acreage.

Another bit of new information he said he shared was that half of the 85 acres for the project will be maintained as green space, while the other half will be used for single-family residences.

Oberer is trying to provide niche-type housing, he said, which provides for an empty-nester targeted community, something he said Oberer has created successfully through other projects.

Sugarcreek Twp. resident Robert Dean believes the housing plan won’t necessarily be a good thing because his understanding is that the project involves a developer trying to build as many houses as possible to make more money.

Dean said the project will not be particularly beneficial for the community because he likes open space.

“It’s a lot nicer to have houses with lots of space,” he said.

Next, Oberer will take the Sugarcreek Twp. project to Greene County Regional Planning in November for consideration.
