Wayne Avenue turning into a coffee trail

It won’t have a lot of parking, but a new coffee shop planned for the Historic South Park neighborhood has taken a big step toward opening.

That’s because Dayton’s Board of Zoning Appeals this week approved a variance that will allow Wholly Grounds to operate with just six off-street spaces instead of the 18 called for in the city’s zoning code.

Wholly Grounds, planned for 825 Wayne Ave., will serve coffees, teas, pastries and possibly liquor coffees, if the owner is able to obtain a liquor permit, according to a city of Dayton staff report.

Wholly Grounds will add another java option on a stretch of Wayne Avenue that is already a destination for caffeine and other treats.

Press Coffee is located at 257 Wayne Ave. Ghostlight, at 1201 Wayne Ave., is a little more than half a mile down the road.

Reza's Roast plans to open a retail coffee shop at 438 Wayne Ave., next to Oregon Tails Pet Salon.

Wayne Avenue is on track to become a veritable coffee trail. And it's a short drive from some other recent entrants to the local coffee scene, including the Gem City Catfé and La Gota Coffee.

Wholly Grounds will occupy the former home of the Lindy & Company pet treats bakery.

City staff said commercial buildings in the area were designed at a time when people walked to stores, restaurants and other retail in their neighborhoods. City staff noted that a similar variance was granted to Ghostlight Coffee shop in 2010.

Amy Williams and her husband Robert Boyd are the owners of Wholly Grounds. They live in the South Park neighborhood.

Williams told Dayton.com that, “I want to create an environment that is inclusive and inviting.”
